The problem is that many notaries have always passed the standard Land Registry rates, while they themselves receive discounts in various ways. For example, they get a discount if they digitally deliver the deeds – and 80% of notary firms than that.

Crossing out old mortgage registrations can be done individually, but also bundled. With such a bundled delivery, they also receive substantial discounts – while the standard rate appears on the bill with the customer.

Notaries often receive a discount on the Kadaster’s standard rate. They are required to pass this on to their clients. Until recently, it was ‘by no means unusual’, according to the Notarial Chamber, which notaries put the discount on their own pocket and this was ‘widely applied’. In spite of this, the Chamber did not impose a penalty in a case on this matter.

It concerns dozens of work – amounts that you do not really pay attention to in large amounts on the notary bills. Nevertheless, it is of course a bad thing: you assume that notaries can be fully trusted and that you do not have to question each line on the statement.
